What are they?
The work, during which a property is subject to the provisions of Greek Law 4495/2017 on arbitrary constructions.
What is the process?
In consultation with you, we collect all the necessary information regarding your property. (Building Permit - if any -, title deeds, etc.) and a check is made on them. Then, an autopsy is carried out on the property and it is measured with specialized measuring machines. Upon completion of the imprint plans and, depending on the case, some additional necessary documents, we inform you of the amount of the fee and the fine.
Why should I regulate/legalize my residence?
- Before issuing any building permit on a plot where buildings already exist, it is necessary that these buildings are legal (without arbitrariness). In the event that they are not, they are required to be included in the provisions of Greek Law 4495/2017, so that they are regulated/legalized.
- According to the applicable legislative and urban planning provisions, in the notarial acts of purchase and sale of real estate, an engineer's certificate is required, that is to say that the building(s) on the plot are absolutely legal (without arbitrary constructions).
